Greenwoods Legal’s fast-tracked corporate transaction powered by Portfolio Service

Greenwoods Legal recently called on tmgroup’s Portfolio Service when faced with a 6-week completion deadline as part of a substantial corporate transaction. The law firm’s real estate head and partner, Samantha East, and trainee solicitor, Ewelina Kippen, explain.

The challenge

The team was prompted to try tmgroup’s Portfolio Service when an extensive project came in, as Samantha commented: “We’ve been working with tmgroup for several years and have been aware of the Portfolio Service; this project was a perfect opportunity to try it as part of a very substantial corporate transaction. With a significant number of properties – including 69 retail properties, 15 secure compounds and more amounting to 379 searches – and requirements to support the buyer on a six-week turnaround, making use of the Portfolio Service was an obvious choice.”

The solution

Greenwoods Legal sent instructions to tmgroup’s Portfolio Service team. From there, the latter took care of everything, from preparing the plans and managing queries, to chasing the final search reports – freeing up valuable time across Greenwoods’ team, as Ewelina commented:

“For the volume of properties involved, it would have been a mammoth task just to plot out and order the title plans, but tmgroup took over and it was incredibly effective. Even if the search suppliers had queries, tmgroup simply dealt with them and resubmitted the order behind the scenes. The service was brilliant, and I couldn’t rate it highly enough.”

Via the Portfolio Manager, tmgroup also enable property professionals to track progress in real-time whenever they need to. Firms also receive regular updates direct from the dedicated Portfolio team, as Ewelina continued:

“The portfolio status report was most helpful. We had three packs of properties each with different searches, and our key contact at tmgroup updated them once a week and every day in the final week in the lead up to completion.”

The outcome

Despite the scale of the project, Greenwoods Legal met the tight completion deadline for its client, as Samantha said:

“The Portfolio Service was superb. Our tmgroup key contact was phenomenal and felt like part of the Greenwoods team throughout the experience.”
